I am a tenant in an apartment (same apartment for 12 years) and I recently asked the régie to do a descaling of the hot water cylinder (which is in my bathroom). They have sent me a bill for CHF 627, which was a bit of a surprise! Descaling has never been done and there is a label on the tank saying it was due in Feb 2024. There is a history of unreliability in the hot water (generally in Jan/Feb :-)) and replacement cylinders or heating elements were always paid for by the régie. My contract does not mention the hot water cylinder specifically, but: I am paying CHF 1440/year of fees for ‘chauffage/eau chaude/autres’. There is a clause saying that I as the tenant am responsible ‘for routine maintenance of électroménager’: Article 11 des Clauses complémentaires — Entretien des appareils électroménagers “L’attention du locataire est particulièrement attirée sur le fait qu’il a la responsabilité de l’entretien courant des appareils électroménagers. Lors de toute réparation, le bailleur se réserve le droit de vérifier si celle-ci a trait à une mauvaise utilisation/manipulation du locataire.” There is brief mention of hot water, but in relation to waste water treatment: Article 6 des Clauses complémentaires — Charges de chauffage et d’eau chaude “En dérogation à l’article 25 des conditions générales et règles et usages locatifs appliqués dans le canton de Genève, édition 2010, le compte de chauffage annuel comprend la contribution d’exploitation des installations d’épuration.” I can see this situation crops up from time to time in other cantons , but I don’t know what the final outcome was.
