Hey everyone, I’m having some trouble with solving some damage to an apartment I’m leaving. My move-out inspection (état des lieux) passed clean, but I signed an agreement with the landlord’s agency to leave some appliances behind (I’d installed a full kitchen myself since the place had none) in case the incoming tenant wants them. I lived here two years, and the apartment was last renovated about 8 years ago. Part of what’s left is a kitchen wall panel glued on with silicone. Since it didn’t sell, I have to remove it myself, and it’s definitely going to damage the paint underneath (glossy “kitchen” finish, not standard matte). I found a contractor for the repaint, but he says something like patching won’t blend on a glossy surface so he needs to redo the whole wall, and he only works with matte, not satin/glossy. Given that it’s not like the typical wall damage - I’m trying to figure out if I should repaint the whole wall, or is patching the damaged area enough? Does damage caused after a clean inspection, under this separate leftover-items agreement, get treated the same as normal end-of-lease damage? And is switching finish (matte vs. original glossy) something that could get flagged as an unauthorized change, even if the repaint itself is done properly? For context, the other (normal paint) walls in the apartment already have several visible patches from previous tenants.
